Summary

We just bumped up our podcast library overnight!  Today’s episode is a summary, about the 10 location-specific episodes we added into the My Life As A Landlord Library, which are LIVE NOW.  The summary today features Nevada, Pennsylvania, Alberta, Nunavut, Quebec, West Virginia, North Dakota, Iowa, Arkansas and Arizona

For each of these locations, there is an entire podcast dedicated to each State or Province.  In each one we explore the overview of the housing guiding document for each location, answering the same four questions:  1) What are the basics of the State or Province or Territories’ Tenancy or Housing Document, 2) What are the nuances of this location – what is different that stands out?, 3) Some guidance about abandoned items left behind by a tenant in a rental in each State or Province, and 4) Where to get help in your local area in that State or Province.  Today’s episode is NOT all inclusive for any of these locations, mind you – you must research further in your specific area including your County, Regional District, Parish, City or any other Governing Body that involves your rental location, but today’s summary episode will get you started!

A Big Batch of New Episodes

Hi friends! I’m Dr. Jen, and in this episode of My Life as a Landlord, I shared a very special update—ten new location-specific tenancy episodes are now live in the library. These include Nevada, Pennsylvania, Alberta, Nunavut, Quebec, West Virginia, North Dakota, Iowa, Arkansas, and Arizona. Each of these episodes follows the same structure, answering four key questions: What are the basics of tenancy law in that location? What are the unique nuances? How do landlords handle abandoned tenant property? And finally, where can you go for help?

Highlights from the US States

Each state offered some fascinating takeaways. In Nevada, there’s no rent control, but eviction notice timelines are tightly defined. Pennsylvania allows landlords to hold two months’ rent as a deposit the first year, but only one month after that, with very specific banking rules. West Virginia felt like the “wild west” of landlord-tenant law, with few restrictions on rent increases. North Dakota includes unique clauses around mineral rights, while Iowa introduced the concept of “clear and present danger” as grounds for eviction. Arkansas stood out for granting landlords immediate ownership of abandoned property with no notice required.

Canadian Provinces and a Territory

From Canada, Alberta was especially detailed, with fines up to $10,000 for landlords who miss notice requirements, and clear definitions of domestic violence. Nunavut requires condition inspections if deposits are taken but offers no rent control. Quebec had strict rules about late rent—fees start immediately—and requires landlords to store abandoned property for 90 days. The Tribunal Administrative de logement is the place for landlords to turn in Quebec, though navigating resources can be tricky.

What makes these episodes so valuable is the mix of common threads and surprising differences. Some regions prioritize landlord flexibility, while others lean heavily toward tenant protections. Whether you’re managing in one place or across multiple regions, knowing the nuances helps you stay compliant, avoid mistakes, and manage your rentals more confidently. And remember, laws change constantly—so always double-check local rules.
