In today’s episode, I start the first of a six episode series all about tenant screening. The number one topic that comes up again and again is tenant screening, and I explain that it does not start when you hand someone an application or pull their credit. It starts the moment you hit publish on your rental ad. The goal is not to get as many people as possible looking at your unit, but to create a flood of inquiries from the right people who actually fit the unit.
Marketing Is the First Step in Screening
I explain that marketing and screening are not two different tasks, they are one integrated system. A clear, honest ad leads to a clear, efficient process and ultimately to a highly qualified tenant. If you do this right, you spend less time vetting and less time doing pointless showings to people who do not meet the minimum criteria. Instead, you spend more time selecting the right tenant for the right unit. This is the single most important thing you are going to do to protect your sanity, your property, and your bank account.
Photos and Honest Representation
I walk through how high quality, honest photos are your first filter. The temptation is to over present the unit, but that leads to disappointed prospects and wasted showings. You need to show the reality of the unit so people can self select before they ever contact you. If the kitchen is small, show it. If the stairs are steep and narrow, show it. If something will not fit, say it. The goal is not to attract everyone, it is to attract the right person who understands exactly what they are walking into.
Clear and Intentional Ad Copy
I explain the importance of being incredibly intentional with your marketing ad. You want to include the essentials right up front, including rent, deposits, pet policy, utilities, and what is expected. You also want to clearly state your criteria and what a qualified applicant looks like. This saves time, reduces confusion, and protects you legally by showing consistency. When you are specific, people will self select out if the unit is not a fit, which reduces wasted time and awkward conversations later.
