Episode 140: Summary Episode, Including Location-Specific Tenancy Guidance for New Mexico, Puerto Rico, Newfoundland/Labrador, Oklahoma, Tennessee, Alaska, Saskatchewan, Maine, Florida, and Guam
Summary
We just bumped up our podcast library overnight! Today’s episode is a summary, about the 10 location-specific episodes we added into the My Life As A Landlord Library, which are LIVE NOW! The summary today features New Mexico, Puerto Rico, Newfoundland/Labrador, Oklahoma, Tennessee, Alaska, Saskatchewan, Maine, Florida, and Guam [6 US States, 2 US Territories and 2 Canadian Provinces]
For each of these locations, there is an entire podcast dedicated to each State or Province. In each one we explore the overview of the housing guiding document for each location, answering the same four questions:
1) What are the basics of the State or Province or Territories’ Tenancy or Housing Document
2) What are the nuances of this location – what is different that stands out?
3) Some guidance about abandoned items left behind by a tenant in a rental in each State or Province
4) Where to get help in your local area in that State or Province.
Today’s episode is NOT all inclusive for any of these locations, mind you – you must research further in your specific area including your County, Regional District, Parish, City or any other Governing Body that involves your rental location, but today’s summary episode will get you started!

This Week’s Blog Post:
Ten More Locations, Ten New Episodes
Hi friends! I’m Dr. Jen, and I’m so excited to bring you another summary episode of My Life as a Landlord. Today is extra special because I’ve just released ten new location-specific podcast episodes that are now live in the podcast library. These cover six U.S. states, two U.S. territories, and two Canadian provinces: New Mexico, Puerto Rico, Newfoundland & Labrador, Oklahoma, Tennessee, Alaska, Saskatchewan, Maine, Florida, and Guam. If you’ve been waiting for your location to drop—check the library now!
One Framework, Endless Insights
Each of these episodes follows the same proven four-part framework. I answer: 1) What are the basics of the landlord-tenant laws in that location? 2) What makes the area unique—any nuances or standout rules? 3) What do landlords need to know about abandoned items? And 4) Where can you get help locally? Whether you’re new to landlording or expanding into new markets, this structure gives you the foundation to understand what you’re stepping into.
Unique Rules and Resources Across Regions
Every location has something surprising to offer. In New Mexico, “retaliation” is legally defined, and timelines matter. Puerto Rico operates largely on contract law with fascinating tax angles. Newfoundland & Labrador has special forms for emergency lease termination. Oklahoma defines when you can double rent for holdovers. Tennessee has specific rules for vehicles and requires a separate bank account for security deposits. Alaska includes mobile home rules and has clear language about fires and foreclosures. Saskatchewan rewards landlords in good standing associations with faster rent increase timelines. Maine focuses on radon, bedbugs, and smoking policies—but says nothing about pets! Florida enforces a 12-hour notice of entry rule and has military application requirements. Guam’s laws reflect its weather risks, including pet deposit caps and damage protocols after storms.
Why It’s Worth Listening
These aren't just summaries—they’re mini-masterclasses with links, forms, definitions, and local contacts. I screen-share the laws and show you where to go next. Whether you're managing from out of province, trying to buy your first rental, or just curious about how the rules change across borders, these episodes are built to save you hours of Googling. They’re great to bookmark and revisit when you're ready to take the next step.
What’s Next—and Why It Matters
I’m recording this episode from Maui, Hawaii. Why? Because real estate takes you places. Where do you want real estate to take you? Each episode in this series is a piece of the puzzle in becoming a confident, compliant, and profitable landlord. If your location isn’t live yet—hang tight. I’m releasing new location-specific episodes regularly and aim to cover every state, province, and territory in the U.S. and Canada by the end of 2026. Up next?
Episode 141—New Mexico, the state where I grew up. I’ll see you there!
