Episode 190: Summary Episode, Including Location-Specific Tenancy Guidance for US, Canada and our first Australian location

Summary

We just bumped up our podcast library overnight!  Today’s episode is a summary, about the 11 location-specific episodes we added into the My Life As A Landlord Library, which are LIVE NOW.  The summary today features Minnesota, Prince Edward Island, Washington DC, South Carolina, Kentucky, Illinois, Colorado, Yukon Territory, New Jersey, Queensland, Australia the Pacific Islands, a US Territory, which includes American Samoa, Guam and Commonwealth of Northern Mariana Islands (CNMI).

For each of these locations, there is an entire podcast dedicated to each State or Province.  In each one we explore the overview of the housing guiding document for each location, answering the same four questions:

1) What are the basics of the State or Province or Territories’ Tenancy or Housing Document

2) What are the nuances of this location – what is different that stands out?

3) Some guidance about abandoned items left behind by a tenant in a rental in each State or Province

4) Where to get help in your local area in that State or Province.  Today’s episode is NOT all inclusive for any of these locations, mind you – you must research further in your specific area including your County, Regional District, Parish, City or any other Governing Body that involves your rental location, but today’s summary episode will get you started!

This Week’s Blog Post:

Welcome to My Life As A Landlord. In this episode, I shared a very special summary episode introducing twelve new episodes that went live in the library overnight. This tranche explores location-specific tenancy guidance across multiple jurisdictions, and this episode serves as the overview that ties them all together. I walked through what listeners can expect, how these episodes are structured, and why understanding location-specific rules is so important for landlords everywhere.

A Summary of New Location-Specific Episodes

This episode focused on introducing eleven different locations, including six U.S. states, one Australian state, one U.S. district, one U.S. territory, one Canadian province, and one Canadian territory. I explained that each of these locations has its own dedicated episode now live in the library. This tranche also marked the first time I explored a location outside of North America, which was Queensland, Australia. These episodes are available on the podcast platform you’re listening to now and on my website.

The Framework Behind Every Location Episode

I explained that every location-specific episode follows the same four-question framework. First, I cover the basics of the area. Second, I look at the nuances that make that location unique. Third, I review guidance around abandoned personal property left behind by tenants. And finally, I share where landlords can go locally to get help, including agencies, associations, and other resources. This structure allows listeners to know exactly what to expect no matter which location they’re researching.

Examples from Across the Globe

In this summary, I highlighted examples from several locations, including Minnesota, Prince Edward Island, Washington D.C., South Carolina, Kentucky, Illinois, Colorado, the Yukon Territory, New Jersey, Queensland, and the Pacific Islands. I discussed unique elements such as rent control differences, security deposit rules, heating requirements, abandoned property guidance, and how drastically laws can vary from one place to another. One thing became very clear: no place is the same as any other.

Why These Episodes Matter

I shared that throughout 2025 I’ve been releasing these tranches of location-specific episodes, and as of now, there are 41 locations across the globe live in the library. Each episode includes screen sharing, hyperlinks, forms, and resources to help landlords get started, even beyond real estate-specific topics. I also emphasized that laws can change at any time, and listeners must continue researching their specific areas beyond these episodes.

Looking Ahead

This summary episode was designed to let listeners know what was just added to the library and how to navigate it. If you’re a landlord, about to be one, or considering a new location, there’s likely an episode worth bookmarking. If your location isn’t there yet, more are on the way as I continue expanding into new regions across the globe.

As I mentioned in this episode, I’m recording from Maui, Hawaii — and I always say that because real estate takes you places. Where do you want real estate to take you?
